Q: How’s the neighborhood?

I can’t comment on that. I recommend visiting the city website for crime data.

Q: Can we request fixes/repairs?

Yes, but only after you apply. We do not negotiate specific terms without an approved application first. Once you apply, if the repairs are still not complete, we’ll present any requests to the owner. If the owner won’t agree, you can decline and transfer your application to another Renters Warehouse property.

Q: Can we paint / hang things / make changes?

The lease stipulates that tenants return the property in the condition it was given to them in minus ordinary wear and tear.

That being said, holes in the wall of any size are not considered ordinary wear and tear. However landlords do often times consider small nail holes to be ordinary wear and tear so long as it's not egregious. The safest route is to get any alterations approved by the landlord or use alternative methods that don't damage the walls.

Painting or making changes will require owner approval.

If the owner doesn't agree to your requests, you can decline and transfer your application to another Renters Warehouse property.

Q: Have animals lived here before?

I don’t have that history. If allergies are a concern, you may want to plan accordingly.

Q: Other odd or pushy questions?

Don’t get stuck in the weeds. Redirect with: “The next step is to apply, and once you apply, we’ll get you answers or present requests to the owner.”

Basically, if there is a deal to be had, then Ryan can do everything in his power to smooth out the details regarding any cleaning, alterations, requests, or repairs that a prospective tenant is asking about.

Red Flag Behaviors:

Disrespectful / pushy

Very late / no-show

Claiming to be “perfect tenants” or overselling themselves

Asking unrelated or suspicious questions

👉 If red flags appear, keep the showing short. Politely direct them to apply if interested, then move on quickly, saying you have another appointment to get to or another showing arriving.

DO NOT wait for late arrivals if they haven't texted/called to inform you.
